Common questions

When will the building be ready for handover?
Each project has its own delivery window. We share the latest construction schedule and milestone dates during your first call — and updates on request between then and handover.
What's included in the purchase price?
All apartments come fully finished: kitchen with appliances, sanitaryware, climate control, smart-home wiring and built-in storage. We share the complete specification by floor plan on request.
What's the reservation process and payment plan?
A unit is reserved with a 5–10% deposit and a signed reservation agreement. The remaining payments follow a stage-based schedule tied to construction milestones. We walk you through it line by line before any commitment.
Can non-EU citizens buy property in Cyprus?
Yes. Non-EU buyers can purchase property in Cyprus with Council of Ministers approval — a routine formality that we handle together with your legal representative. Our preferred independent law firms can assist if you don't have one.
Does this purchase qualify for Cyprus Permanent Residency?
A new-build property purchase of €300,000 or more (excluding VAT) can qualify for the Cyprus Permanent Residency Permit (Category 6.2), subject to the current regulations. We connect you with an independent immigration lawyer for case-specific advice.
What additional fees and taxes apply?
Standard costs on top of the price are: VAT (reduced 5% rate for primary residence, subject to conditions), stamp duty, and legal fees. Transfer fees are waived while VAT applies. Your lawyer will model the exact total before signing.
Is parking and private storage included?
Every apartment comes with at least one allocated parking space and a private storeroom. Some larger units have two parking spaces — we'll confirm what's tied to each specific unit.
Can the apartment be rented out after handover?
Yes. Long-term and short-term rental are both possible, subject to Cyprus tourism-licensing rules for short stays. We can introduce you to local management companies that handle leasing, tenant screening and maintenance.
